INTRODUCTION TO NDIS & SDA

The National Disability Insurance Scheme (NDIS) is Australia’s first national scheme for people with disability and provides funding directly to individuals, providing a better life for hundreds of thousands of Australians under the age of 65 with a significant and permanent disability.

SDA is residential accommodation designed for people with extreme functional impairment or very high needs.

Aiming to make accessing support easier, SDA can involve Participants sharing a home with a small number of other people, or living alone if it best suits their needs.

SDA funding includes the cost of the home or building but the Participant will usually still need to pay rent or other personal costs to live in SDA.

Why SDA Is An Attractive Investment Opportunity

SDA presents an exciting investment opportunity in a growing sector that provides much needed support to people whose needs are not currently being met by the Australian residential housing market.

With insufficient available SDA stock and the number of SDA participants growing at an annualised rate of 18.0% over the past 3 years, the Federal Government is stimulating development in the sector.

Not only can SDA properties provide higher returns compared to traditional residential properties, due to higher rental yields and Government funding, they also present investors with the opportunity to make a positive social impact.

By investing in SDA, investors are providing tailored, suitable and comfortable accommodation for people with disabilities, who may otherwise not find housing to meet their needs.
